A struggling lake #5

What an accomplishment in a single year! Keith Blue and the Lake Committee have worked very well with the Bent Tree Country Club to improve the lake conditions since 2020. The plan is to continue the project into 2022. All prior articles on this topic are located here . The committee has met several times with the Grounds and Greens Superintendent at Bent Tree Country Club to discuss and decide what to do to mitigate the problem with algae on # 6 behind our homes. This year a biologic called Sonar has been applied to the lake and along with a black dye to prevent too much sunlight to penetrate. The club approved funding to start dredging some of the lakes and were starting with # 4 this year since it is one of the lakes used to irrigate the golf course. They will dredge # 6 in 2022. The cost of this is approximately $100,000 per lake. We also discussed ordering what is called "bubblers or aerators" to add needed oxygen to the water that helps the biologic work more ef

The LBT lake committee met with Bent Tree Country Club to continue discussions on the management of the 6th hole lake. BTCC will be setting aside an additional $100,000 to manually dredge water traps in 2021 and 2022.

Update: Sewer repairs at 5050, 5052, 5054 and 5056

RS Foundations completed foundation remediation work on 5054 and 5056 this week. The 2019 sewer leaks and the subsequent leak repairs to Building F created foundation problems that lie mostly with unit 5056 and are most pronounced in the kitchen and garage area.

Update #4 Flash Flooding at building I - J

Repair of the longstanding drainage issues at buildings I - J, near Knoll Trail, will be completed this month.

Update 4: Homeowner's lawsuit

The Association has filed for a summary judgment in the "pet incident" lawsuit. A hearing has been set for June 30th to hear the summary judgment. The full trial is currently set for August 9th.

Tennis Court Update

The tennis courts have been power-washed for the season and prepped for the addition of three additional games this month to make the area more useful to more owners.

Pool to Re-open June 12th

The plan is to have the pool reopened for swimming on June 12th.

Important Safety Bulletin

The Federal Pacific circuit breakers that were originally installed in Lakes of Bent Tree homes are believed to increase the likelihood of a home fire by 20%. If you have these in your home, you should have them replaced.

Pool may open by Memorial Day

Every effort is being made to open the pool by May 1st as a reading pool and Memorial day as a swimming pool. This is an aggressive timeline and assumes that there are no weather or materials problems.

Water main break in roadway

There was another water main break on the south side of the community last night around 9:00 PM near 5056 Westgrove. The Dallas Water Department work crews were on the scene and working by 11:30 PM.

Keith Blue and the The LBT lake committee met with Bent Tree Country Club to continue discussions on budgets and the management of the 6th hole lake in 2021. BTCC has set aside $15,000 for the Lake this year. LBT has set aside $10,000. Treatment to of the lake is expected to begin next week.
